Property Maintenance

Keep the whole property handled, all year

Most properties do not fail on one big thing. They wear down through a hundred small ones — a loose handrail, a common area nobody swept, debris piling up behind the building, a season's growth that never got cut back. Each is minor. Together they are what a resident notices and what an owner pays for later.

Property maintenance with us means one vendor carries that list. Routine upkeep runs on a schedule so it happens without being chased, and the repairs that come up in between are handled by the same people, who already know the property.

We are a small, owner-operated business, which is the point: you deal directly with the person accountable for the work.

Property Maintenance for managed properties — and for homes

Commercial & managed

For property managers and owners

Routine maintenance runs on a contractual agreement so it does not need re-authorizing every visit, and anything larger comes back to you as a written job-order quote before it starts. One invoice per property, or one across the portfolio.

  • Recurring upkeep on a seasonal, annual or per-property agreement
  • Work orders handled by a crew already familiar with the building
  • Common-area and shared-space care for multi-family and HOA properties
  • W-9 and proof of insurance on file before the first visit
  • Itemized invoices suitable for expense records

Residential

For homeowners

The same crew that maintains managed buildings will handle a single house — the repairs and upkeep that keep stacking up, done in one visit instead of across four different contractors you have to find and schedule yourself.

  • General repairs around the house and yard
  • Seasonal cleanup and debris removal
  • One point of contact instead of four trades

Questions

Property Maintenance — common questions

Both. Recurring upkeep is normally set up as a seasonal, annual or per-property agreement so it happens on schedule without being requested each time. Individual repairs are quoted per job order, whether or not you hold a contract with us.

Yes. If you manage properties across Staten Island, Brooklyn or New Jersey, they can run under a single agreement with one point of contact and consolidated invoicing.

We will tell you plainly rather than take it on. Drywall, carpentry, plumbing fixtures, light fixtures and general repairs are in scope; work requiring a licensed specialty trade is not, and we would rather say so than have you find out mid-job.
