How engagements are set up, what paperwork we provide, where we work, and what each service actually covers. If your question isn't here, call and ask.
General
Yes — that is the core of the business. We act as a service provider to property management companies, real estate holdings and HOAs, covering maintenance, landscaping, snow, cleaning and concrete under one vendor rather than several. Work can be set up as a contractual agreement or quoted per job order.
Either. Repair and improvement projects are quoted per job order with a clear written scope and price before work starts, free and with no obligation. Recurring work — grounds upkeep, seasonal snow, routine cleaning — is usually better on a seasonal, annual or per-property agreement, but that is your call, not a requirement.
Yes. We are fully insured, and we provide proof of insurance, a W-9, and references on request. For managed properties we get that documentation on file before the first work order.
Staten Island, Brooklyn, and New Jersey. If you manage properties across more than one of those, we can cover them under a single agreement.
Yes. Snow work — plowing, salting and de-icing, walkway and entrance clearing — is available on seasonal contracts, with 24/7 availability for storm response through the winter. Seasonal snow contracts are best booked before the season starts rather than during a storm.
That is the reason the company is set up the way it is. Rather than a manager holding separate contracts for landscaping, snow removal, cleaning and concrete, all of it runs through one responsive point of contact who knows the property.
Qualifying concrete and masonry work is generally treated as a capital improvement, which adds to the property's cost basis and may be exempt from NYS sales tax with Form ST-124. We provide itemized invoices suitable for those records. Tax treatment depends on your property's use and ownership structure, so please confirm the specifics with your accountant.
Yes. The same crew that maintains managed and commercial properties handles single-family homes — maintenance and repairs, landscaping, power washing, window cleaning, snow, and concrete and masonry work such as steps, stoops, walkways and patios.
Call (347) 816-7837 or email seedlingandspire@gmail.com with the property address and what you need. For a job-order project we will look at the scope and send a written quote; for recurring work we will put together a seasonal, annual or per-property agreement.
