Most ongoing clients hold a contract for what recurs — grounds, snow, cleaning — and use job orders for the rest as it comes up. A contract does not lock you into using us for projects, and a project does not require a contract.

    Address or area, what needs doing, and roughly how often. For a project, photos and rough dimensions get us a long way before anyone comes out.

    For anything beyond a simple job we come and see the property. Scope, access and condition are what determine the real price, and none of them are visible from a description.

    You get it in writing

    A clear written scope and price — as a job-order quote, or as a seasonal, annual or per-property agreement. Free, and with no obligation.

    Paperwork on file

    Proof of insurance, W-9 and references provided on request, so your office has what it needs before the first visit rather than chasing it after.

If the work recurs, a contract is simpler for both of us: it gets scheduled without being requested each time, and it is priced knowing the property. If the work is a defined project with a start and an end, a job order is the honest way to buy it. Most ongoing clients use both.
